Realtor VS. FSBO

If you have recently made the decision to sell your house then you are probably thinking through your best options of how to sell it quickly and for a great price. In a culture where you can sell almost anything on social media directly to your own sphere of influence, you might have considered doing a “For Sale By Owner” in hopes of cutting some costs. In reality, you will probably end up losing a great deal of money in the process! Here are some reasons why choosing a realtor to represent you is the best choice you can make.

A realtor is invaluable when showing your home. You probably don't realize the amount of time it takes to show the home at a moments notice. A realtor knows what the buyers are going to be most interested in and knows how to make that part of your home the focal point. The realtor’s schedule permits multiple showings day and night, weekday and weekends. A FSBO (For Sale By Owner) will most likely have to work around their own work schedule and time constraints. You don't want to be in a position where you have to turn away potential buyers because you’re too busy.

Secondly, potential buyers feel awkward talking directly with the homeowner about the flaws they might find with the home. This will lead to problems down the road and can make the selling process take even longer. Having a realtor as the middle man gives a level of comfort for the potential buyer and level of security for the seller.

The next thing to consider is the sheer amount of paperwork selling/buying a home requires. Other realtors are less likely to show a home that is FSBO because they will be wary of if the owner can really fulfill all the required documentation of completing the transaction.

This brings us to one of the most serious factors that must be considered by a potential FSBO. When selling a home you are entering into a legal and binding agreement with a second party and both parties have rights and must follow the legal process. The potential to make a very serious mistake along the way for someone who does not do this as a profession are high and could literally ruin your financial future. The last thing you want after selling your house is to end up in court with a lawsuit against you for failing to follow the necessary protocol. A realtor is trained in these legal matters and provides safety for the buyer and seller in the process.

A realtor is essential your own personal negotiator. Your realtor represents you and your desires as the seller and it is their sole job to make sure that you get what you want and need from the transaction. They keep you informed and help you make the best decisions on price, time on the market, and the terms of the sale. Your realtor has marketing experience and knows how to maximize the amount of potential buyers looking at your house. The realtor will employ many modes of marketing that the average person will simply not have time for. FSBO must front all the cost for the same level of marketing that comes with hiring a realtor to represent you.

So if you are considering FSBO because you want to save money, don’t. You will save money and make money by hiring a professional to represent you and your best interest in a timely manner.
